Understanding EICR fault codes

Code C1

Danger present. Risk of injury from electric shock or fire. Immediate remedial action required. The installation should not be used until the issue is resolved.

Code C2

Potentially dangerous. Not an immediate danger but requires urgent remedial work. The installation can continue to be used but the issue should be addressed promptly.

Code C3

Improvement recommended. Not a safety hazard but the installation would benefit from improvement. No immediate action required but worth addressing during future work.

FI — Further Investigation

An aspect of the installation requires further investigation before the inspector can confirm whether it is safe or unsafe. Additional investigation is needed before the EICR can be closed.

Landlord Requirements

landlords in England

Since June 2020, all private landlords in England have been legally required to have a valid Electrical Installation Condition Report (EICR) for every rented property. For existing tenancies the requirement came into force in April 2021. The rules apply to all private residential tenancies.

An EICR must be carried out by a qualified person — such as a NAPIT-registered electrician. The inspection must be repeated at least every five years. A copy of the EICR must be provided to all tenants within 28 days of the inspection, and to prospective tenants before they sign a tenancy agreement.

What is an EICR and why do I need one?

An Electrical Installation Condition Report (EICR) is a formal document produced by a qualified electrician following a thorough inspection and testing of a property's electrical installation. It identifies any deficiencies, deterioration or dangerous conditions in the wiring, consumer unit and associated equipment. EICRs are legally required for all privately rented properties in England and are strongly recommended for homebuyers, mortgage applications and properties where the installation has not been inspected for more than 10 years.

What happens if my EICR fails?

An EICR does not technically "pass" or "fail" — it is either satisfactory (no C1 or C2 codes) or unsatisfactory (one or more C1 or C2 codes present). If your report is unsatisfactory, remedial work must be carried out and confirmed in writing within 28 days for landlords. We can carry out any required remedial work and issue written confirmation of completion. We will always quote remedial work honestly and transparently.

How often does a rented property need an EICR?

Privately rented properties in England must have an EICR carried out at least every five years, or on every change of tenancy if that occurs sooner. Some older installations or those with known deficiencies may be required by the inspector to be re-inspected sooner — this is indicated on the report. We recommend setting a diary reminder for 4.5 years after your previous EICR to allow time to book and complete the inspection before expiry.

Do you carry out EICRs on commercial properties?

Yes. Commercial EICR inspections are priced individually based on the size and complexity of the installation. Commercial properties typically require inspection every five years or more frequently depending on the type of use. Will you be able to carry out remedial work on the same day as the EICR?

Where minor remedial work is identified during the inspection, we will always attempt to carry it out on the same day if time permits and materials are available. For more significant remedial work, we will provide a written quote and schedule a separate visit. We will never carry out remedial work without agreeing the scope and price with you first.
