About This Service

An EICR that means something

An Electrical Installation Condition Report (EICR) is a formal document that records the condition of a property's electrical installation against the current edition of BS 7671 (the Wiring Regulations). It is not a pass or fail — it classifies observations using a code system (C1, C2, C3, FI) that indicates severity and urgency.

Since July 2020, landlords in England are legally required to have a valid EICR for every rented property, renewed every five years or at each change of tenancy. Failure to comply can result in local authority fines of up to £30,000. We carry out EICR inspections that are thorough enough to be useful — not just a box-tick for compliance.

What we inspect

Our inspection covers the consumer unit and all fixed wiring: circuit protection devices (MCBs and RCDs), earthing and main bonding conductors, socket outlets, light fittings, switches and the condition of wiring where accessible. We test insulation resistance, earth continuity, RCD operation times and prospective fault current. The report records every observation with its classification code.

Understanding the codes

C1 (Danger Present) requires immediate action — power may be isolated until the issue is resolved. C2 (Potentially Dangerous) requires action before the report can be used as satisfactory — typically within 28 days for landlord compliance. C3 (Improvement Recommended) does not prevent issue of a Satisfactory certificate but indicates work that should be planned. FI (Further Investigation Required) indicates something that cannot be fully assessed without further work — typically concealed wiring or intermittent faults.

Remedial work

Unlike inspection-only firms, we can carry out any remedial work identified on the same day or at a follow-up appointment — no need to source a separate contractor. Where C1 or C2 observations are found, we'll quote the remedial work on site and, with your agreement, can often resolve straightforward items immediately.

Buying or selling a property?

An EICR is increasingly requested by conveyancers and mortgage lenders. We can carry out inspections on properties in purchase chains — typically with access arranged through the estate agent — and turn around the report within 48 hours.

EICR FAQs

Is an EICR a legal requirement for landlords?

Yes. Since 1 July 2020, all landlords in England must have a valid EICR for every rented property. The inspection must be carried out by a qualified electrician and renewed every five years (or at each change of tenancy if sooner). A copy of the report must be given to existing tenants within 28 days of the inspection, and to new tenants before they move in. Local authorities can impose financial penalties for non-compliance.
How long does an EICR take?

A standard 3-bedroom property typically takes 2–4 hours. Larger properties, older wiring, or properties with additional outbuildings or sub-boards will take longer. The power will need to be off during circuit testing — typically for 30–60 minutes in the middle of the inspection. Tenants or key holders should be available for access.
What happens if the EICR is Unsatisfactory?

An Unsatisfactory report means one or more C1 or C2 observations were recorded. C1 items (Danger Present) require immediate action. C2 items (Potentially Dangerous) require remedial action within 28 days. Once all C1 and C2 items are resolved, we issue an updated Satisfactory EICR. An Unsatisfactory report does not mean the property is unsafe to occupy — it means specific issues need attention.
Do tenants need to be present during the inspection?

Access is required but tenants don't need to be present — a key holder can let us in. We need access to all rooms, the consumer unit location, and any outbuildings that form part of the tenancy. We typically confirm an appointment window of 2 hours and aim to complete within that time.
Can I use an EICR from another company?

Yes — if you have a current EICR from another approved contractor (NAPIT, NICEIC or Elecsa registered), it remains valid for its duration (up to five years) regardless of who carries out remedial work. We don't require an existing EICR to be renewed before its expiry date simply because you've used us for other work.
Can you carry out remedial work on the same day?

For straightforward C1 and C2 items (faulty sockets, unsecured connections, missing earth clamps, old RCDs), we can often resolve these on the same visit if time allows and parts are available. More complex work — consumer unit replacements, rewiring of circuits, or issues requiring investigation — is scheduled as a separate appointment. We'll quote everything on the day.
