An EICR that means something
An Electrical Installation Condition Report (EICR) is a formal document that records the condition of a property's electrical installation against the current edition of BS 7671 (the Wiring Regulations). It is not a pass or fail — it classifies observations using a code system (C1, C2, C3, FI) that indicates severity and urgency.
Since July 2020, landlords in England are legally required to have a valid EICR for every rented property, renewed every five years or at each change of tenancy. Failure to comply can result in local authority fines of up to £30,000. We carry out EICR inspections that are thorough enough to be useful — not just a box-tick for compliance.
What we inspect
Our inspection covers the consumer unit and all fixed wiring: circuit protection devices (MCBs and RCDs), earthing and main bonding conductors, socket outlets, light fittings, switches and the condition of wiring where accessible. We test insulation resistance, earth continuity, RCD operation times and prospective fault current. The report records every observation with its classification code.
Understanding the codes
C1 (Danger Present) requires immediate action — power may be isolated until the issue is resolved. C2 (Potentially Dangerous) requires action before the report can be used as satisfactory — typically within 28 days for landlord compliance. C3 (Improvement Recommended) does not prevent issue of a Satisfactory certificate but indicates work that should be planned. FI (Further Investigation Required) indicates something that cannot be fully assessed without further work — typically concealed wiring or intermittent faults.
Remedial work
Unlike inspection-only firms, we can carry out any remedial work identified on the same day or at a follow-up appointment — no need to source a separate contractor. Where C1 or C2 observations are found, we'll quote the remedial work on site and, with your agreement, can often resolve straightforward items immediately.
Buying or selling a property?
An EICR is increasingly requested by conveyancers and mortgage lenders. We can carry out inspections on properties in purchase chains — typically with access arranged through the estate agent — and turn around the report within 48 hours.
